For many it’s a no-brainer to invest in a college town like Fayetteville. For others it takes a little bit of convincing. Bottom line, however, Fayetteville is a small town (population 73,580) that is home to the ever-growing University of Arkansas (Spring 2011 enrollment of almost 22,000).  There will always be a demand for student housing, homes for faculty and staff, alumni rentals, game-day & event rentals, and all those other demographics that love Fayetteville. Historically real estate investors have paid a premium (compared to the rest of northwest Arkansas) to own property near the University, Dickson Street, the downtown square, and the other fantastic amenities in Fayetteville’s core.

Thanks to deflated property values, great loan products like the FHA Kiddie Condo mortage, and the lowest interested rates since…. well, since before I was born…. now is the absolute best time to buy!   • Low down payment (typically 3% rather than 20% like most investment property loans)
  • Lower interest rate (FHA rates rather than investment, commercial, or conventional bank rates)
  • Your child’s credit rating is positively impacted when the mortgage is paid on time
  • Tax deductions for the interest payments (consult your tax advisor for details)
  • Extra bedrooms can be rented to friends or other students to help pay the mortgage or bills
  • Best of all, no throwing away money on rent for 2-6 years!

America’s Best High Schools

Newsweek recently published it’s 2010 list of America’s Best High Schools. Our local schools fared well on the list, giving  us yet another reason northwest Arkansas is one of the most desirable destinations to live, work, and play! The list represents only 1,600 (or 6%) of our nation’s best public schools based on performance in advanced-placement (AP) courses and tests. The article includes some interactive features and a profile for each school. Below are the rankings for the six area schools that made the list. The rankings put Har-Ber and Fayetteville in the top 2% nationally. Congratulations to the faculty & staff that make our schools such valuable institutions.

Happy 35th, Fayetteville Farmers’ Market

Today marked the first day of the 35th year of the Fayetteville Farmers’ Market!  The sidewalks of the downtown square were lined with farmers, artists, musicians, and other vendors displaying their unique wares.  The crowd turned out on this sunny – though windy – Saturday morning to show their support. The farmers’ market is one of my favorite activities, and I’m so glad it’s back!

Tuesdays & Thursdays through October 29th, from 7am-1pm, Fayetteville Downtown Square
Thursday Evenings through October 29th, from 4-7pm, the Mill District

While driving through the Mission Hills subdivision – a beautiful, small subdivision at the base of Mt. Sequoyah – I noticed this and for some reason thought it was hilarious enough to share.  No, I don’t think it’s art…. just the doings of a car hobbyist.

Just a note to let you know how much my husband and I appreciated the excellent service provided by your Sales Executive, Anthony Clark.  We chose to move to the Dallas area for work related reasons, and had to sell our house….  I interviewed Realtors from three different companies before choosing Anthony.  He was by far the most professional and organized person I spoke with and presented a thorough plan for marketing our home.  Our home was located on a street that did not have a high traffic volume, but Anthony placed signs in key locations and directed interested buyers to our street.  Unfortunately, we were caught in the situation of having composite shingles over wood on the roof of our house. Although it was not a problem for us when we purchased our home almost three years ago, we found that insurance companies will no longer insure houses with that condition.  That forced us to reroof the house in order to sell.  Anthony handled this complication (and my frustration over the added expense to us) very well, and successfully negotiated a contract for us that provided us with the most money possible.  Anthony certainly represents your company very well and, I believe, will achieve whatever goal he sets for himself.
