This gorgeous home is nestled in the trees at the base of Mt. Sequoyah in the Washington-Willow neighborhood. I drove by this home for the very first time today and was really drawn to design which takes cues from Craftsman and Prairie style architecture. I also like the way the home hugs the steep topography of the lot (which is difficult to see in the photo) and seems to blend in with its natural surroundings. Sutton is just one block north of Dickson Street making this home convenient to downtown Fayetteville. The home was constructed in 2000 and has 3,232 square feet of living space and another 540 square feet of outdoor living space.

For many it’s a no-brainer to invest in a college town like Fayetteville. For others it takes a little bit of convincing. Bottom line, however, Fayetteville is a small town (population 73,580) that is home to the ever-growing University of Arkansas (Spring 2011 enrollment of almost 22,000).  There will always be a demand for student housing, homes for faculty and staff, alumni rentals, game-day & event rentals, and all those other demographics that love Fayetteville. Historically real estate investors have paid a premium (compared to the rest of northwest Arkansas) to own property near the University, Dickson Street, the downtown square, and the other fantastic amenities in Fayetteville’s core.

Thanks to deflated property values, great loan products like the FHA Kiddie Condo mortage, and the lowest interested rates since…. well, since before I was born…. now is the absolute best time to buy! Arguably the most anticipated residential development in Northwest Arkansas history, The Dickson (formerly the Lofts at Underwood Plaza) is nearing completion.  For the first time today the general public was invited in to tour the building and see the progress.  For those of you who were too devastated by the Razorbacks’ loss to join us at The Dickson today, I took some photos for your enjoyment.  Please keep in mind that this is not the finished product, but a good representation of what these luxury condos will look like upon completion.
